About Northbound Home Buyers
We are a small, owner-run company that buys houses for cash. Our office is in Swedesboro, in South Jersey, and this site is for the part of our work that happens on the other side of the river: buying houses from owners in New Castle, Kent and Sussex counties.
Dylan Burnett started Northbound
Dylan founded Northbound Home Buyers and still runs it. He is from South Jersey. The company buys houses there and, as this site is about, across the Delaware line. If you call, there is a good chance you will end up talking to Dylan himself; several of our Google reviewers mention him by name.
The team is deliberately small. The people who answer the phone, walk through the house and sign the contract are the same people who buy it. We are not a lead service that sells your address to an investor you have never heard of, and we do not run a call center.
We want to be plain about geography, too. We have no Delaware office. When you sell to us, someone drives down to see the house, and settlement happens with a Delaware attorney, the way Delaware requires for every real estate closing. Our phone number is a 856 South Jersey number, and that is the number that will call you back.
What happens to the houses we buy
Most of the houses we buy need work, often a lot of it: original kitchens, failing systems, rooms full of a lifetime of belongings. After settlement the repairs are our job. We clean the house out, renovate it, and often sell it again to someone who will live there. That is how we can buy a house nobody else wants to finance, and it is also why our price sits below what a finished house would bring.
Two of our reviews come from the other side of that work. One is from a lender who funds some of our projects. The other is from a family who bought one of our renovated houses.

We bought a rehab house from them in Eagle Farms in Logan Twp; they did a great job; we did not change a single thing and nothing even came up on our inspection report (the township required some grading corrections and they did it without hesitation). Highly recommended!
How we try to work
- We show you the math. Our number starts from what similar houses nearby have sold for, minus what yours honestly needs. Ask and we will walk you through both.
- No deadline pressure from us. You can take the number to your family, your own lawyer or a listing agent before you decide.
- No commission and no service fee. Delaware’s transfer tax is shared evenly: you pay half, and we pay half.
- A Delaware attorney runs settlement. The attorney searches title, collects payoff figures and handles the money, as Delaware law requires.
- Your date. About a week out once title is clear, or a month or more if you need time to move.
- Straight with you when listing is smarter. When a house is in shape for a regular listing and nothing is rushing you, we say so plainly, even though it costs us the deal.
