Where we buy houses in Delaware
We buy in all three counties, from Claymont at the Pennsylvania line down to the Sussex County farm towns. Each county page covers its own offices, tax calendar and local rules; each town page covers what is particular about selling there.
New Castle County, DE
Delaware’s most populous county runs from Claymont and the Pennsylvania border south across the Chesapeake and Delaware Canal. Wilmington and Newark are here, along with the suburbs that grew up around them. The New Castle County guide covers its offices, tax calendar and local rules.
- Wilmington, DE — The largest city in the state, with rowhouse blocks, twins and older single-family streets. City taxes and services are run from the City/County Building on French Street.
- Newark, DE — Home of the University of Delaware, with a large stock of rental housing close to campus.
- Bear, DE — An unincorporated community south of Newark and New Castle, mostly suburban subdivisions governed directly by New Castle County.
- New Castle, DE — The historic town on the Delaware River, plus the many unincorporated neighborhoods that carry a New Castle mailing address.
- Middletown, DE — South of the Chesapeake and Delaware Canal, where newer subdivisions sit beside older houses in the town center.
- Claymont, DE — An unincorporated community at the Pennsylvania line, with older postwar housing close to I-95 and the river.
Kent County, DE
Home to the state capital and Dover Air Force Base, with three cities and seventeen towns spread through farm country. The Kent County guide covers its offices, tax calendar and local rules.
- Dover, DE — The state capital and Kent County seat, and home to Dover Air Force Base, so moves on someone else’s schedule are common.
- Smyrna, DE — A town at the northern edge of Kent County, close to Route 1 and the New Castle County line.
- Camden, DE — Right next to Dover on the south side, with a mix of older houses and newer developments.
- Harrington, DE — One of Kent County’s three cities, in the southern farm country and home to the Delaware State Fair.
- Milford, DE — A city that Kent County shares with Sussex County, split by the Mispillion River.
Sussex County, DE
The largest county by land area, reaching from the Delaware Bay and Atlantic shoreline west to the Maryland border. The Sussex County guide covers its offices, tax calendar and local rules.
- Seaford, DE — A western Sussex County city on the Nanticoke River.
- Georgetown, DE — The center of Sussex County government, where the Recorder of Deeds and the Register of Wills both have their offices.
- Lewes, DE — On the coast beside Cape Henlopen, where Delaware Bay meets the Atlantic.
- Millsboro, DE — An inland Sussex County town on the Indian River.

What is the same everywhere in Delaware
Wherever the house is, a Delaware-licensed attorney conducts the settlement, the realty transfer tax comes to 4 percent in most places and is split evenly between seller and buyer by default (on our purchases, always half each), and the county’s Recorder of Deeds files the new deed. Foreclosures go through Superior Court in the county where the house is, and estates through that county’s Register of Wills. How a sale with us works explains each piece.
