The reviewers include sellers, a buyer of one of our renovated houses, a real estate agent and a lender we work with. Reviews cover the whole company, not only our Delaware purchases.

Northbound home buyers were excellent they took care of everything and gave me a good price for my home. Dylan was great. I would recommend them to anyone.

I was approached by northbound home buyers to get involved as a lender in some of their projects that they do and they run a great company and are super organized. Highly recommend working with them whether buying or selling from them.

I dealt with Dylan and Cassandra just this week. I was asked to leave a review before happily signing my contract and I agreed “of course”
Little did I know I would be called yesterday to be told “oh we made an honest mistake” and then they cut their original offer to me nearly in half.
Backstory…
Started the process on the phone with Cassandra. Question one names CHECK! Question 2 I promptly pointed out a typo……147 ma’am not 146. “Oh yes” she says “please hold while I fix this. I resent the updated contract”. So we continue all typing looks good and sounds good. The offer was already $40,000 less than the postcard they send to bait you. However, all the other stipulations kept her offer appealing enough that we accepted. My husband and I each signed. That signature included the fact that we CAN NOT withdraw and if we did, a lawyer would be required to fight this contract. We were told this verbally at least twice plus signed where it was in writing.
So now it’s 6pm last night and we get the “honest mistake” phone call. They pulled the offer and now offered a laughable amount. Almost half the original offer! We had already started making moves based on our signed contract and not what!!! Ooops??? So I’m screwed and they just say, whoops.
Lastly in case you missed anything….Dylan called my husband and I this morning to…. Make it worse not make it right. No new offer, no let’s see what we can do. His words after hearing what I’ve just told you and I quote “I didn’t even have to call you today I could have just blew you off”.
So mistakes happened but WE payed the price with no remorse from the company.
Make your own decisions but know this review is from a simple uncomplicated homeowner who was promised a fair deal, then bound by a signed contract just to basically be told, kick rocks.

Overall positive experience. Fast closing as promised. Closed at agreed price with no additional contract negotiations. Provided time to move some additional items after closing. Good company to work with.

How to use reviews when you choose a buyer
Reviews tell you how a company treated the people before you. They cannot tell you what your own contract says. Whoever you sell to, read the agreement before you sign it, and pay attention to three lines: the price, the settlement date, and what can change between the two. In Delaware a licensed attorney conducts every settlement, and you can hire one of your own to review any contract, ours included, before you commit.
